The $150 inspection fee applies only when a visual inspection is performed on its own — if air sampling happens during that same visit, it's waived and rolled into the $400 package.
A technician visits the property, performs a visual and moisture-meter assessment, and advises whether air or surface sampling is warranted. Billed only when sampling is not performed.

Consultation & history
We ask about the property's age, any known leaks or water events, and the specific areas of concern before we arrive.
Visual & moisture assessment
On site, we inspect visually and use a moisture meter to check materials for elevated moisture that can support mold growth.
Outdoor control sample
We collect one outdoor air sample first. This is the baseline every indoor result is compared against — without it, an indoor spore count means little on its own.
Indoor air or surface sampling
A calibrated pump draws air through a spore trap in each area tested. Surface samples are taken instead when a suspect surface is the concern.
Independent lab analysis
Samples are sent to an accredited third-party laboratory, kept separate from our inspection findings.

No. We focus on inspection, testing, and documentation. If remediation is warranted, we can point you toward qualified remediation providers, and you're free to choose whoever you'd like.

Turnaround time is approximately 24 hours from when samples reach the lab, though it can vary slightly with the lab's current workload.
