Mold testing works best as part of a complete assessment — not a stand-alone number. Here's what's actually involved and when each method applies.

The four types of assessment

Visual inspection

A trained eye and a moisture meter, checking materials, past water events, and conditions that could support mold growth. Often enough on its own to rule sampling in or out.

Air sampling

Measures airborne mold spores in a space, compared against an outdoor control sample. Useful when there's no visible growth but odor or health concerns prompt a closer look.

Surface sampling

Tape-lift or swab samples taken directly from a suspect surface, used when visible growth needs to be identified by species rather than measured in the air.

Post-remediation verification

A follow-up round of testing after remediation work, comparing new results against the original findings to confirm the work met its goal.

What happens during an appointment

Most appointments run about an hour, depending on the size and layout of the property.

Consultation & history

We ask about the property's age, any known leaks or water events, and the specific areas of concern before we arrive.

Visual & moisture assessment

On site, we inspect visually and use a moisture meter to check materials for elevated moisture that can support mold growth.

Outdoor control sample

We collect one outdoor air sample first. This is the baseline every indoor result is compared against — without it, an indoor spore count means little on its own.

Indoor air or surface sampling

A calibrated pump draws air through a spore trap in each area tested. Surface samples are taken instead when a suspect surface is the concern.

Independent lab analysis

Samples are sent to an accredited third-party laboratory, kept separate from our inspection findings.

Report & recommendations

You receive a written report combining lab results with our visual and moisture observations, plus practical next steps.

Turnaround time

Turnaround time is approximately 24 hours from when samples reach the lab, though it can vary slightly with the lab's current workload. We'll always give you a specific estimate when your appointment is booked.

Pricing

Straightforward, with no hidden add-ons.

Visual Inspection Only $150

A technician visits the property, performs a visual and moisture-meter assessment, and advises whether air or surface sampling is warranted. Billed only when sampling is not performed.

Waived if sampling is performed same visit

Additional Sample $75

Per additional air or surface sample beyond the 3 included in the base package — recommended by the technician based on property size or areas of concern.

Added on-site as needed

The $150 inspection fee applies only when a visual inspection is performed on its own. If air sampling is performed during that same visit, the fee is waived and the total becomes the $400 air testing package instead of $150 + $400.
